Wynn Al Marjan Island is taking shape on Al Marjan Island as the Ras Al Khaimah casino project. The resort was not open on 10 August 2026. Wynn's most recent timetable points to welcoming its first guests in September 2027.
The summary below pairs each status with its reference date, helping separate finished work from future plans. These details can move as the project advances, so the date and source matter as much as the figure itself.
| Topic | Latest known position | Source date |
|---|---|---|
| Public access | Building work continues; visits have not begun | 10 August 2026 |
| Planned opening | September 2027 | Wynn results, 4 August 2026 |
| Gaming permit | GCGRA lists Island 3 AMI FZ-LLC, trading as Wynn Al Marjan | Latest GCGRA register |
| Tower design | 70 floors; planned top height is 352 metres above sea level | Resort website |
| Guest units | Structural work completed across all 1,530 units | 2 February 2026 |
| Gaming space | 225,000 sq ft, approximately 20,900 sqm | Wynn 2025 annual filing, March 2026 |
While building continues, the hotel, restaurants and gaming floor are unavailable to visitors and cannot yet be reserved. Wynn's mailing list is for updates; joining it neither secures accommodation nor provides access.
This will be Wynn's first integrated resort in the Middle East and North Africa, and the developers describe it as the UAE's first as well. Plans combine a hotel, licensed gaming, dining, live entertainment, retail, spa facilities, a beach, marina and spaces for events.
The development covers more than 60 hectares facing the Arabian Gulf on Al Marjan Island in Ras Al Khaimah. Wynn Resorts, Marjan and RAK Hospitality Holding are represented in the joint venture. According to the GCGRA register, Island 3 AMI FZ-LLC holds the gaming licence.
An integrated resort is a wider hospitality destination, not simply a casino attached to a hotel. Public plans describe rooms, restaurants, recreation, events and entertainment; the specific games planned for the casino have not yet been detailed by Wynn.
In its second-quarter results published 4 August 2026, Wynn identified September 2027 as the planned guest opening. This gives a month, unlike earlier mentions of 2027 generally, its first quarter or spring.
Investor documents had previously indicated the first quarter of 2027. Wynn noted a small delay in May 2026 and promised an update; the August release subsequently moved its guidance to September 2027.
Company reporting is the best current reference, but construction and interior completion mean a target month is not a guarantee. Check the official resort site and recent Wynn investor updates before committing to travel costs that cannot be refunded.
Read the announcements in date order to see how the Ras Al Khaimah proposal became a licensed project under construction, with a current month given for opening. Earlier scheduling statements should not be confused with today's guidance.
| When | Announcement or event | Why it matters |
|---|---|---|

| December 2025 | Later Wynn reporting marked structural concrete completion | Attention moved to the upper structure, exterior and interiors |
| 2 February 2026 | Facade at 83%; 1,530 units structurally complete; Wynn Bridge at 48% | Latest release with detailed construction percentages |
| 11 March 2026 | Work restarted following a brief pause | Construction update only, with no opening or cancellation announcement |
| 29 June 2026 | New theatre work announced with Punchdrunk | A headline production was added to the planned launch offer |

Wynn's project story places the ceremony for the 70-floor tower on 25 November 2025; subsequent company reporting records structural concrete completion in December 2025. The two dates refer to separate milestones, so they are shown independently here.
According to Wynn on 2 February 2026, concrete structure had reached the roof of level 71, and crews had installed 21,852 of 26,471 facade panels, or 83%. Its guest website calls the building a 70-floor tower; both descriptions are retained without inferring a revised floor total. Interim height figures have varied in Wynn releases, while the published final target remains 352 metres above sea level with the spire.
Lifts and escalators were being installed, alongside mechanical, electrical and finishing work throughout guest accommodation. Concrete and structural steel work for the low-rise buildings had reached 99%; this measure alone does not indicate that those areas can receive visitors.
The planned 548-metre Wynn Bridge will link the resort via Wynn Boulevard with roads E311 and E611. On 2 February 2026 it was 48% complete: piling had finished and nine of the ten column pile caps were installed. Wynn's then-current aim was to finish it in late 2026.
The August results described fast construction progress, while the second-quarter presentation, dated 15 July 2026, showed substantial work inside the resort. Neither publication replaced the facade or bridge percentages, so the available measurements remain those reported in February.
The 2025 annual filing Wynn submitted in March 2026 gives the gaming space as 225,000 sq ft, or roughly 20,900 sqm. This is the latest figure stated directly in a company filing.
Past property descriptions and media reports, some still appearing in search, often put the casino at about 18,500 sqm. Wynn has not explained whether that and the newer figure describe different areas. The older number is therefore noted as an estimate, not combined with the current filing.
| Measure | Figure used | How to read it |
|---|---|---|
| Gaming area | 225,000 sq ft, about 20,900 sqm | Latest figure in Wynn's annual filing |
| Older figure still repeated online | About 18,500 sqm | Legacy estimate, not the current lead figure |
| Development site | More than 60 hectares | This whole integrated resort, not only the gaming floor |
| Hotel tower | 70 floors | Current guest-facing description |
| Structure in the February update | 299 metres through the level 71 roof | A dated construction measurement, not final height |
| Planned height with spire | 352 metres above sea level | Final architectural target on the resort website |
The size of the floor says nothing about slot machines, table count, game selection or how much space will be private. Wynn had released none of these specifics by 10 August 2026; check for a later statement from the operator before relying on an inventory.
Wynn reported in February that structural work on all 1,530 lodging units was complete, although finishing the interiors remained underway. Apartments, townhomes and estates are already included in the categories below and should not be added again.
| Category | Number | Published description |
|---|---|---|
| Resort rooms | 1,217 | Rooms and suites in the main Resort Tower |
| Enclave suites | 297 | A hotel within a hotel on the upper floors |
| Royal Apartments | 2 | Two apartments at the top of the tower |
| Garden Townhomes | 4 | Standalone garden accommodation in the resort plan |
| Marina Estates | 10 | Residences beside the marina |
| Total | 1,530 | Current announced guest inventory |
Enclave occupies upper floors as a hotel within the larger hotel, with dedicated lifts, an entrance and arrival space. Its offer centres on suites and separate service. Wynn has not announced rates, packages or when reservations will begin.
Some older Wynn announcements gave 1,542 rooms, a total competitors continue to repeat. Current resort material and the February 2026 construction release list categories that add up to 1,530, which is the count used in this guide.
The resort site lists 22 restaurants, bars and lounges, alongside a beach club operating during the day. Wynn has identified an Alain Ducasse French-American steakhouse and a second Delilah supper club. At the time of this update, diners could not make restaurant reservations.
Wynn's 29 June 2026 announcement introduced a new Punchdrunk production scheduled to launch with the resort. The concept offers a conventional upstairs seated show or an immersive route through lower and backstage areas. Performance dates and ticket prices are still unknown.
A shopping parterre filled with natural light is planned for luxury retailers, though no complete tenant list is available. Art will appear in shared areas and rooms. Announced pieces include Jeff Koons' 11-metre Tulips, as well as historic and modern works by artists from the region and abroad.
The proposal features 420 metres of private white-sand shoreline and a deep-water marina intended for large yachts. A beach club for daytime use is also on the plan. Wynn has not explained day-pass availability or access for people who are not staying at the resort.
Published amenities include 12 pools, cabanas, gardens, a five-star spa, salon and fitness centre. The company has yet to share pool access conditions, opening times or treatment costs, leaving those items out of any dependable visit budget for now.
A kids' club appears among the official facilities, alongside outdoor activities, indicating that family use is part of the non-gaming offer. No age range, charge or supervision policy has been announced. Families will need the eventual guest rules before arranging childcare.
Coral Court serves as the resort's centre for events and celebrations, spanning 7,708 sqm. The plan includes six flexible meeting rooms, individual salons for brides and grooms, plus private prayer rooms for women and men.
Overlooking the marina, the 2,633 sqm Grand Ballroom is designed without internal columns. Organisers can use its area to compare venues, but guest capacity depends on the chosen layout, staging, aisles and technical equipment.
As of 10 August 2026, Wynn had not released prices, packages or minimum spend requirements. When event sales begin, ask for a written capacity layout and pricing that covers catering, production, accessibility and cancellation, rather than deriving attendance from square metres.
Al Marjan Island is in Ras Al Khaimah, and the resort is not in Dubai. Wynn estimates roughly 15 minutes by car from Ras Al Khaimah International Airport. A financing announcement in 2025 put the drive from Dubai International Airport at about 50 minutes.
| Starting point or route | Official information | Planning decision |
|---|---|---|
| Ras Al Khaimah International Airport | About 15 minutes by car on the resort website | Review the journey time on arrival day because traffic changes |
| Dubai International Airport | About 50 minutes in Wynn's 2025 release, with the resort less than 50 miles away | Add baggage and traffic time instead of treating the estimate as a guarantee |
| Wynn Bridge | Planned link through Wynn Boulevard to E311 and E611 | Late 2026 was the completion target, so verify that the route is open |
| Resort shuttle | No operating timetable or fare published | Do not plan around a service the operator has not announced |
| Parking and valet | Final operating details not published | Check arrival instructions when reservations open |
The intended 548-metre connection should give the resort a more direct road link, although Wynn's latest detailed report still treated the bridge as a work site. Confirm completion with Wynn or a current map before relying on this route.
Once reservations are possible, check the exact drop-off location. The hotel, marina and event centre could have distinct entrances. Leave extra time, and only pay for a transfer that is confirmed in writing with the booking.
Under land-based gaming facilities, the GCGRA register of licensees names Island 3 AMI FZ-LLC, which trades as Wynn Al Marjan. Wynn said on 4 October 2024 that this project company received the UAE's first commercial gaming facility operator licence.
The register associates this particular land-based venue with a GCGRA licence. The UAE Lottery appears in a separate category, operated by The Game LLC. Once open, Wynn Al Marjan is expected to be the Gulf Cooperation Council's first licensed casino. More on the regulatory framework appears in our UAE gambling laws overview.
Wynn still needs to explain gaming-floor requirements covering age, identification, entry, responsible gaming and complaints. Until it publishes those conditions, policies at other Wynn resorts should not be assumed to apply here.
A property's operating arrangements can evolve as opening approaches. This list sets out what remained unknown alongside confirmed information, to help distinguish a sign-up, concept image or outside offer from a firm commitment by the resort.
| Detail | Status on 10 August 2026 | What to do |
|---|---|---|
| Hotel bookings and room rates | Reservation date and prices not announced | Join official updates and wait for Wynn's booking engine |
| Restaurant reservations | Not open on Wynn's dining page | Do not pay an unverified intermediary for a table |
| Casino game list | Table, machine and title counts not published | Wait for the operator's gaming information |
| Betting limits | Minimum and maximum stakes not published | Do not substitute limits from Wynn Las Vegas |
| Age, ID and admission charges | Final Wynn conditions not published | Check Wynn and GCGRA before travelling |
| Dress code and opening hours | Not published | Review the guest guide when it appears |
| Shuttle, parking and valet | No operating timetable or pricing published | Request confirmation with the hotel booking |
| Theatre tickets | Interest registration available, schedule and prices incomplete | Do not treat registration as a ticket |
Visitors can leave an email address and select topics to receive announcements from Wynn. This does not hold a room, meal or show seat, nor establish a rate or priority; only a separate confirmed reservation can do that.
Consult Wynn's resort pages, confirm the licensee in the GCGRA register, then compare the opening information with the latest investor release. Where these official sources are silent, treat the answer as unpublished rather than borrowing another property's rules.
This page's gaming material is intended for adults aged 18 and above. Under GCGRA advertising standards, a person below 21 is underage for commercial gaming other than lottery. Wynn had not issued final ID or admission conditions for the gaming floor by this update. Confirm them before travelling, as a hotel stay may not grant access to every venue.
For illustration only, imagine allocating 800 United Arab Emirates dirhams (AED) to a day out in the future. Set aside AED 500 for travel, meals and a buffer, then cap gaming at AED 300, whatever happens during play. These are example amounts, not Wynn prices.
Before entering, choose a spending ceiling and a departure time. Keep other payment cards and money out of the plan. If you reach either limit, finish for the day rather than using your reserve or trying to win back losses.

These responses reflect official sources checked on 10 August 2026. When reservations become available, check the schedule and entry conditions again because resort details may be updated.
No. Work on the resort is ongoing. Wynn's 4 August 2026 update expects the first guests in September 2027, when the property is due to open.
September 2027 is Wynn's newest stated opening month. Its second-quarter results of 4 August 2026 superseded earlier references to the first quarter and spring 2027.
The resort occupies Al Marjan Island in Ras Al Khaimah emirate, rather than Dubai. The company's site estimates a drive of roughly 15 minutes from Ras Al Khaimah International Airport.
Wynn's annual filing reports 225,000 sq ft, equivalent to around 20,900 sqm. Earlier sources cite about 18,500 sqm; the newer corporate figure is used here.
The published inventory is 1,530 units: 1,217 Resort rooms, 297 Enclave suites, two Royal Apartments, four Garden Townhomes and 10 Marina Estates.
Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, is licensed by the General Commercial Gaming Regulatory Authority (GCGRA). On 4 October 2024 Wynn said it had received the UAE's first commercial gaming facility operator licence.
By 10 August 2026, Wynn had not announced when hotel bookings would begin, and restaurant reservations were unavailable through its dining page. Email registration does not hold a room, lock a rate or create a queue position.
As of 10 August 2026, Wynn had published neither a table-game list nor a slot count or stake limits. Use the operator's own gaming and admission terms when issued, rather than details for another Wynn property.
Wynn gives a roughly 15-minute drive from Ras Al Khaimah International Airport; an earlier estimate from Dubai International Airport was about 50 minutes. Traffic changes travel times, and Wynn Bridge was still under construction in February 2026.
GCGRA advertising standards consider people below 21 underage for commercial gaming other than lottery. Wynn had not published final gaming-floor ID or entry rules by 10 August 2026, so check Wynn's terms and GCGRA guidance before a visit.
